Cílem diplomové práce je zjistit, jaký vliv mají makroekonomické ukazatele na trh rezidenčních nemovitostí v České republice. Prostřednictvím analýzy jednotlivých makroekonomických faktorů zkoumá práce současný stav na trhu s nemovitostmi a jeho vývoj v průběhu let. Při zpracování bylo využito domácích i zahraničních zdrojů a dat. V projektové části práce je zkoumáno, jaký vliv měly vybrané faktory na investice do nemovitosti a jak svým působením ovlivnily výnosnost a návratnost srovnatelné investice v průběhu času. Dílčím cílem práce je také zjistit, zda může investice do nemovitosti generovat v dnešní době kladný pasivní příjem. |

The aim of the diploma thesis is to find out how big influence the macroeconomic indicators have on the residential real estate market in the Czech Republic. The work examines the current state of the real estate market and its development over the years by using the analysis of individual macroeconomic factors. Domestic and foreign sources and data were used in the thesis. The project part of the thesis examines the influence of selected factors on real estate investments and how they affected the profitability and return on comparable investments over time. The partial goal of the work is also to find out whether the investment in real estate can generate a positive passive income today. |
