dc.description.abstract	Cílem této diplomové práce je analyzovat možnosti investic do nemovitostí včetně navržení vhodných investičních doporučení. Teoretická část diplomové práce nejprve zkoumá finanční trh, trh nemovitostí a jeho realitní cykly. Dále se práce zabývá investicemi obecně a následně investicemi do nemovitostí, konkrétně investicemi přímými a nepřímými. Součástí teoretické části jsou také možnosti financování investic. Praktická část je zaměřena na analýzu makroekonomického vývoje, analýzu vývoje nemovitostního trhu v České republice a komplexní analýzu dlouhodobého a krátkodobého pronájmu včetně nemovitostních fondů. Na základě provedených analýz jsou v závěru praktické části navržena investiční doporučení a jejich ověření na základě scénářů budoucího vývoje.

dc.description.abstract-translated	The aim of this diploma thesis is to analyze real estate investment opportunities, including proposing proper investment recommendations. At first, the theoretical part of diploma thesis analyses financial market, real estate market and its real estate cycles. This thesis also deals with investments in general and real estate investments, specifically direct and indirect investments. The theoretical part also includes investment financing options. The practical part focuses on the macroeconomic development analyses, the real estate market development in the Czech Republic and comprehensive analysis of long-term and short-term leases, including real estate funds. On basis of thorough analyses, investment recommendations are made at the end of the practical part and evaluated on bases of future development scenarios.
